As of 2025, Nuevo León is Mexico's most expensive state for house buyers, with the average price per square meter being 52,567 pesos. This is due to economic development in urban centers like Monterrey and San Pedro Garza García.
Secondhand are Nayarit (45,622 pesos/m²), spurred by its resort appeal in Riviera Nayarit, and Jalisco (43,173 pesos/m²), led by the key market of Guadalajara.
Meanwhile, Baja California Sur experienced the highest year-over-year price appreciation at 14.7%, fueled by low housing supply and strong demand in resort areas like Los Cabos.
Housing prices rose overall by 9.5% in 2024, ahead of inflation and indicative of affordability challenges for buyers across Mexico.
